The Setting
Elevation Park sits on gently rising ground just east of Durango, with sweeping views of the La Plata Mountains to the north and quick, signalized access to US-160 to the south. It is the rare place that feels tucked into nature yet keeps everything close: hospital, trails, schools, shopping, and a ten-minute drive to historic downtown.
The community spans roughly 22 acres across two phases — a walkable mix of single-family homes, townhomes, open space, and a planned park, all held to a consistent standard of design and craftsmanship.

A Planned Community
Most of Phase 1 is already home to happy owners. Phase 2 is underway, adding new homes, townhomes, and a community park.


What's Here
Phase 2 will add a one-acre community park — and possibly a dog park — surrounded by preserved open space and riparian habitat.
The plowed, year-round Three Springs concrete trail runs nearby and will eventually connect to the Durango River Trail. Dirt trails climb the hills just beyond.
Mercy Hospital and the Three Springs medical district are an easy walk or short drive — a genuine difference-maker for residents.
Signalized CDOT intersections on US-160 make coming and going simple and safe, with pedestrian crosswalks throughout.
The HOA handles snow plowing, landscape maintenance, and road upkeep so your weekends stay yours.
A design review committee keeps the community cohesive and protects long-term value, while still allowing custom homes.

Build Your Own
Want to build exactly what you envision? Owners and builders can construct a custom or spec home on an available lot, subject to approval by the HOA design review committee. You are welcome to bring your own builder.
As of June 2026, only three single-family lots remain in Phase 1, with a few more coming in Phase 2 by year's end. The most recent lot sold for $145,000 in 2025 — new releases are expected in late 2026.
